Things we do
Interior repairs & finishes
Everything inside the walls — paint, surfaces, flooring and the finish work that makes a space feel ready rather than repaired. Most interior work runs as a single crew pass: repairs first, then paint, then floors and fixtures, so nothing gets walked on twice. A standard unit takes 2–5 days, longer for a full refresh. Surface prep, masking, daily cleanup and a punch-list pass are in every scope, and we match existing paint and texture when a full repaint isn't worth it.

- Interior paintingWalls, ceilings and trim in clean, consistent coats.
- Drywall & ceiling repairHoles, cracks and water damage patched and blended.
- Flooring & carpetReplace or repair LVP, tile, hardwood and carpet.
- Doors, trim & hardwareSticking doors, damaged casing and worn hardware.
- Cabinet touch-upsRefinish, re-hang and re-face instead of replacing.
- Fixture replacementLighting, faucets, outlets and switch plates.
- Minor carpentryFraming fixes, shelving and small built-ins.
- Punch-list repairsThe short list that holds up a closing or a move-in.
Exterior & grounds
Curb appeal and upkeep. The outside of a property is the first thing a buyer, tenant or inspector sees — and the first thing that gets flagged. Exterior work is scheduled around weather and around the interior trades so crews aren't tripping over each other. Cleanup and washing take 1–3 days, exterior paint 3–5, and debris leaves the site the same day the crew finishes. Paint needs dry weather, so we book it first in the schedule.

- Exterior paintingSiding, soffits, doors and railings.
- Pressure washingWalkways, siding, driveways and lots.
- Landscaping & yard cleanupMowing, edging, trimming and bed refresh.
- Gutter cleaningCleared and checked so water runs away from the building.
- Fence & deck repairBoards, posts, gates and railings made safe.
- Debris removalYard waste, old materials and bulk items hauled off.
- Roof & gutter repairMissing shingles, loose flashing and sagging runs.
- Parking & walkway patchingTrip hazards, cracked concrete and worn striping.
Clean & prepare
The last mile before listing or move-in: everything cleaned, cleared and photo-ready on the date you need it. This phase is scheduled backward from your listing or move-in date, not forward from when the repairs finish. A standard unit takes 1–2 days once the trades are clear, and appliances, fixtures, glass, tracks and baseboards are always included. Book the clean for the morning of photos, not the night before.

- Deep cleaningTop to bottom, including appliances and fixtures.
- Carpet & upholsteryHot-water extraction and spot treatment.
- Window cleaningInterior and reachable exterior glass, tracks and sills.
- Junk & appliance removalFurniture, appliances and leftover tenant property.
- Cleanouts and haulingFull-property clearouts with disposal handled.
- Final photo-ready detailThe last pass before photos, showings or handover.
- Odor & smoke treatmentSource removal and deodorizing, not just masking.
- Staging supportMove furniture in, out or around for the photographer.
Specialty trades
When a job needs a licensed trade, we bring it into the same scope and the same invoice instead of handing you another phone number. We hold the schedule with the specialist, so you never chase a subcontractor for a date. Turnaround depends on the trade and we confirm the date before you approve, licensing and insurance are verified before anyone is on site, and anything outside the original scope gets priced in writing first.

A full turn, trade by trade.

Don't see it listed?
This covers the most common work, not everything we can do. If a property needs something you don't see here, ask — if we can't do it ourselves, we usually know who can and will coordinate it as part of the same scope.
